Realvory is a property research and screening platform. All property scores ("Realvory Index scores"), yield estimates, price comparisons, risk assessments, and other metrics displayed on the Platform are:

• Generated by computational models and, where applicable, artificial intelligence
• Based on third-party property information, market-reference data, user inputs, and proprietary algorithms
• Provided for informational and educational purposes only
• Not verified by licensed appraisers, surveyors, or financial professionals

These outputs are automated estimates and should be treated as starting points for research, not as definitive assessments of property value or investment potential.

2. No Investment or Financial Advice

Nothing on this Platform constitutes:

• Investment advice or a recommendation to buy, sell, or hold any property
• Financial planning, tax, or accounting advice
• Legal advice or legal opinion
• A property valuation or appraisal
• A guarantee of future performance, returns, or rental income

Real estate investment involves significant risks, including the potential loss of capital. Past performance and historical data do not guarantee future results. Market conditions, regulatory changes, and other factors can materially affect property values and rental income.

3. Accuracy and Completeness of Data

While we make reasonable efforts to ensure the quality of information on the Platform, we do not warrant or guarantee:

• The accuracy, completeness, reliability, or timeliness of any data, score, or insight
• That listing information reflects the current status or availability of any property
• That rental yield estimates or price comparisons are accurate or achievable

4. AI-Generated Content

The Platform uses artificial intelligence to generate scores, insights, and analysis. AI-generated content:

• May contain inaccuracies, biases, or errors inherent in machine learning models
• Is based on historical and current data that may not reflect future market conditions
• Should not be used as a substitute for professional judgement or expert advice
• May change as our models are updated and improved

5. Independent Decision-Making

You are solely responsible for your investment decisions. Before making any real estate investment, you should:

• Conduct your own independent research and due diligence
• Consult a licensed real estate agent or broker familiar with the local market
• Seek advice from a qualified financial advisor regarding your investment strategy

Realvory acts solely as a property research and screening platform.

We do NOT:

• Participate in, facilitate, or negotiate property transactions
• Represent buyers, sellers, landlords, or tenants
• Endorse, recommend, or vouch for any specific property, developer, or agent
• Guarantee the suitability of any property for any particular purpose

7. Third-Party Content

The Platform may display information derived from or related to third-party sources. We are not responsible for:

• The accuracy or reliability of third-party content
• Any transactions, agreements, or disputes between you and third parties
• The practices, policies, or terms of any third-party website or service linked from the Platform

Public availability does not itself establish a right to reproduce or commercially reuse content. Realvory's use of third-party information is independent and does not imply that the source, portal, listing agent, developer, or government entity has verified, sponsored, or endorsed Realvory or any Platform output.

8. Limitation of Liability

To the fullest extent permitted by law, Realvory and its officers, directors, employees, and agents shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from:

• Your use of or reliance on information provided by the Platform
• Any investment decisions made based on Realvory Index scores, yield estimates, or other Platform insights
• Any financial losses, missed opportunities, or unfavourable outcomes
• Errors, inaccuracies, or omissions in the data or AI-generated content
• Service interruptions, downtime, or data loss

9. Regulatory Compliance

Realvory is not regulated by RERA (Real Estate Regulatory Agency), SCA (Securities and Commodities Authority), or any financial regulatory authority. We do not hold any real estate brokerage licence, financial advisory licence, or similar regulatory authorisation.

The Advisor plan is a software subscription tier and does not confer any professional status or licence. Users remain responsible for the licences, registrations, advertising permits, client disclosures, and professional obligations applicable to their own activities. Realvory does not issue or verify real estate advertising permits.

This Disclaimer is governed by the laws of the United Arab Emirates.
