Dubai Property Due Diligence Checklist

Due diligence is where disciplined investors protect themselves from attractive stories.

The goal is not to create paperwork. The goal is to find out whether the deal still looks sensible once the easy optimism is removed.

The first-pass checklist

  • Does the asking price make sense versus nearby comparable stock?
  • Is the rent assumption realistic for the unit type and building?
  • Do service charges materially change the income profile?
  • Does the community support leasing depth and reasonable exit liquidity?
  • Is there anything about the building or unit that weakens comparability?

If the answer to several of those questions is unclear, the listing may need more caution before it needs more enthusiasm.

The deeper due diligence layer

Once the first-pass numbers survive, move into:

  • title and ownership verification
  • building quality and maintenance context
  • unit-specific drawbacks that portal listings do not explain well
  • downside scenarios for rent, vacancy, and resale
